Portland Condos, Mckenzie Lofts a solid choice

Lately I have been spending a lot of time in the Mckenzie Lofts, in Portland’s Pearl District.  I have been showing several listings to clients who are looking for a combination of quality and value, and the Mckenzie has a perfect balance of the two.  It is not a concierge building or a building that has all of the bells and whistles like on site workout room or party room, but if you are looking for a solid building that has a perfect location, the Mckenzie is a good choice.

The building is located at the corner of NW Glisan and 12th Ave.  The lower floor of the building is retail with Starbucks as an anchor tenant.  Floors 2 through 6 are residential space, but I have heard that some of the residential spaces are used legally used as offices.  The building has a contemporary foyer with a montage on the wall that details the history of the building and space; there are 2 elevators, underground parking and storage units for residences.  There are 68 condos in the building and 13,500sf of retail space.

 The development of the project was done by John Carroll, and the construction was finished in the 1998, and now there are 4 or 5 units available for sale.  Two examples of currently available units are: #506, a 1221sf space with an asking price of 399,000 ($326/sf), a 5th floor unit with a very wide bank of windows that face east, and another unit for sale is unit #501, a 5th floor unit with a westerly view (of the Chown Pella building) for $370,000. This unit has 1092sf, so the price per square foot comes out to be $339/sf.  Both units are open, without separation for the bedroom(s), but both units have logically places for bedroom placement, and unit 506 would even be well suited to house 2 bedrooms.  Both of these units have balconies.
