Divine Intervention?

I have always had fascination, so to speak, with real estate/wealth building, but circumstance and life (work, children, divorce, career) were always front an center. As with many things, maturity and experience have brought my wife and I to a point where we can begin this journey. A little about us, my wife and I live in Nevada and we have three children; I have two from a previous marriage, and she has one. I have been in law enforcement for just under 22 years, and my wife is almost 2 years into her career as dispatcher, having left the severely underpaid medical administration field. I served for 22 years in the US Army/Army National Guard, serving a tour of duty in Iraq as a convoy commander. We have become nearly debt free (I have student loan for my Master's Degree) other than our home, which we will be moving quickly to pay down in order to access our leverage/equity for investing. The student loan will be vacated within the next few months, which will free up more capital to draw down our HELOC.

Learning about a 1st position HELOC has changed our trajectory and within the next year, we will have accessible capital to fund our first purchase/s in real estate. Knowing this ability would be coming quickly, I went to the bookstore and began perusing real estate investing books, where I found The Book on Renal Property Investing. It stood out to me; it, for lack of a better term, "called out" to me and I bought it. I burned through it quickly, went to the website, and within a day, I made my first investment in real estate investing by becoming a full member of BP on the site. I have been reading, watching, and learning ever since. Today, (January 25) I bought 3 of the 20 books Brandon recommends and they will arrive tomorrow.

I have begun looking for deals, using the calculator tools on BP, and looking at everything I can on the website; in other words, I am taking actions to forward our goal of investing in at least one property this year. The market here is rising fast, so I think it is going to take some time to find the right first deal, but I am confident I will following the guidelines and advice at BP.

Watching a webinar yesterday, Brandon spoke of "stacking," which I found to be an amazing way to approach investing without feeling overwhelmed, or becoming paralyzed by analysis and the feeling that its impossible to get anywhere. That is where we are, a little about who we are, and what we have done thus far.
