I Graduated! Double Digits

I graduated! 👨🎓

Oh no... not from college, I dropped out twice.

I graduated from single digits in rental properties to double digits!

We now own 10 rentals!

Latest purchase : 4 unit.

Numbers:
Listed at 315k
Talked down to 283.4k

I’ll need to put 30% down and owner will carry at 7% interest only on 30 year fix with a ballon after 5; with no prepayment penalty after 24
Months.
Payment will be $1119
Rents are currently 1800 a month with only 3 units.
Assumptions:
After renting 4th unit at 800
And repairing and fixing other units to raise rents
Total rents will be $3200 / month
Estimated cost: 15k
ARV should be about $340k
Leaving me around 48% equity in the property.

Leaving me with a cash on cash return of
25% Cash on Cash Return .....

Not bad....
