Commercial; retail space - permanently shut down; torn down, redefined

Most commercial and retail space will be permanently shut down; torn down, and/or redefined sooner than later.

I remember driving to the local block buster, to pick up a video and then return it a couple days later. Then the internet happened with Netflix, and that use of commercial space and my need to go to that space disappeared.

And I remember driving my human body from Fairfax Virginia to Washington DC in rush hour one way for 90 minutes to a big building for “work” purposes to assemble at the coffee social stations and cubicles and unnecessarily be around people who did not add value and do the exact same administrative and communication tasks I could have done from home. Then I had to drive back home and repeat that inefficient transportation process the next day, until I finally redefined my income and left that job.

It is my opinion a large part of commercial space (movie theaters, hotels, k-12 school space, university buildings, places of worship, retail, shops, banks, offices, those big pretty buildings, strip malls, etc all have potential to be (or stay) shut down, indefinitely, and permanently, go unused, deemed unnecessary, ghosted, become vacant, torn down, and block buster-ed due to government restrictions as potential threat to health, and equally because of evolving internet technology as a higher, better, efficient and more effective use for transporting human communication, service, product, education, data and way to make profit.

Technology’s potential as a resource for moving human communication, data, product and service is just beginning and will replace the need for commercial space as a mandatory destination to warehouse the human body. The threat of spread of virus and current pandemic has increased the speed of this trend and change,  and will

accelerate innovation.

5 reasons commercial space will become unnecessary, redefined or disappear.

  1. 1. Internet technology is an infant. As are its coming younger brother artificial/robotic technology.
  2. 2.Commercial space is a necessary destination and short-term storage of the human body and tangible “things” to collect and communicate, because of lack of innovation.
  3. 3. Transporting the body from residential space to commercial space and back for work, shopping, class, etc. is often (and growingly) unnecessary.
  4. 4. Defending society’s commercial space against the spread of germs, virus, etc is primitive and reactionary.
  5. 5. Using virus; germ warfare offensively by opposing forces as a self-spreading weapon in commercial space is an on-going undefined, ever-changing threat.

If most commercial and retail space were to permanently shut down, can you adjust your life-style, income model, and business model accordingly?

disclosure:

I am a real estate space entrepreneur. I love co-working spaces, and going to my favorite cafes to work from and people watch. I love having freedom to work remote and go to the happy spaces I want, to connect with other human beings. I'am a real estate investor for passive income so I can be location (space) independent, have mini stay-cations anywhere I want, still work and feel connected. Everything written is my opinion. Im grateful for innovation.
