Tenant Issues In Your Multifamily Property

A multifamily property’s lifeblood and profitability come from the tenants wisely chosen by the investor themselves.

But more often than not, you are going to be getting some calls for certain issues from a resident in your building.

Here are some issues that tenants will complain about in your multifamily building:

Issues with neighbors

One of the more common issues of a tenant in a multifamily building is the problem of irritating or noisy neighbors.

Problematic neighbors in a multifamily complex are a proper cause for complaint, and these issues usually stem from excessive noise. To mitigate issues like these, try insulating or soundproofing the walls of the problematic neighbor’s room.

If the problem persists, however, your property manager may have to put his or her foot down too and address problems right away, hopefully without having to argue about them.

Maintenance problems

Another fairly common yet complicated issue that arises with tenants.

Some steps to be taken to lessen the complication this problem brings early on is to set up a proper complaint form so that the tenants can list down clearly what exactly their maintenance issue is. This prevents generalization and can give you insight into the problem.

Once that’s set up, you must ensure that you quickly attend to their issue and provide a timeframe. You can also use the time to call in an expert to take a closer, more professional look into the issue themselves and let your tenants know. It’s a responsibility to your property as an investor and shows that you care a lot for your tenants.

Pest issues

Anyone having insects or rats living inside their own homes would consider this to be a major issue.

Pest control in your multifamily property is an inevitability you’ll have to face as an investor. If this is reported in by any of your tenants, call an exterminator as soon as possible before the problem gets even worse.



Your tenants making you aware of problems within your multifamily property is something that simply can’t be avoided.

Be professional, polite, and understanding to your tenants as they are only raising concerns. It’s up to you as an investor to your building to take responsibility for handling these issues of your tenants.
