Anyone have good experiences using bandit signs?

I live in Austin Texas and used to put out about 75 signs a week.  

Yellow and black 18 x 24 signs.  Simple message:  Sell Your House Fast * As-Is * No Equity No Problem * Phone number.

I would get about 15 calls per week, or a 20% response rate.  

It took a couple of weeks to get that type of response rate, but thanks to consistency, I was able to generate some decent phone calls and good appointments.

Unfortunately, competition was fierce and then the Code Enforcement started really cracking down.  I don't see many signs out any more and am curious if anyone is having any success with these signs.  

Any success or horror stories anyone wishes to share?

  1. In our experiences they have been very effective but cause a lot of problems. We are trying to find a way to ensure that they stay up without legal problems because they are so effective.

  4. Jon, I did it diligently for about 2 months last fall before the sign police racked up a $25000 fine for me and told me if I ever put out another bandit sign, I'd have to pay that fine. Mission accomplished- I haven't put out another sign. But that's how Austin is. I'm curious about other areas. Regarding my results, out of around 750 signs placed, we received about a little over 100 phone calls (I had two weeks where all 75 signs were pulled within 3 hours of placing so my overall response rate is lower than usual), which lead to 18 decent appointments. We received a good subject to / owner finance wrap from it, 2 short sales (which are still in negotiations), and 1 fix n flip. Overall, the investment was approximately $1500 in signs and labor, and yielded a return of $18,000 (plus another $19k in equity and cash flow on the sub to deal). Also, the short sales may still yield a return. Good return, but in Austin, I don't recommend due to the strict code enforcement rules.


  5. Tom, I've gotten most of my deals from HUD, MLS and referrals. No bandit signs, but I am curious as to how many deals the signs led to and what kind of profit?
