Effective Newspaper Ads

A profitable way to locate investor friendly deals is the use of newspaper ads.  Many people who are motivated to sell but do not wish to use the services of a real estate professional will advertise in print or read print advertising.  Generally, these people will either be more rural or elderly.  You may also wish to attract motivated sellers by placing a simple ad that states the  about 3 or 4 of the following:

·                     I buy houses quickly or Sell your house fast

·                     With cash

·                     Any Condition or No Equity? No Problem 

·                     Provide your phone number and your web site. 

 

This brief ad will attract motivated sellers to contact you.  Most of them are motivated because they want to unload their property quickly and don’t have the money, time, or skill to make the necessary repairs to sell.  Your ad will provide the solutions to this dilemma and provide them with a way to contact you.

You can place these ads in any type of newspaper.  For best results, use some of the surrounding, smaller town newspapers.  If you live in Austin, TX, for example, you may want to advertise in the Pflugerville newspaper, or Leander, or Bastrop.  They have smaller readership but are less expensive to advertise in and yield about the same results. 

Also, use the free publications, such as Greensheet and Thrifty Nickel.  These free publications should yield you about 1-2 phone calls per week at a much lower rate than the bigger, main city newspapers.

  1. Tom, similiar results for me from Craigslist. Any add referencing lending or looking for investor partners gets spammed to death. Kind of funny, I can advertise lending for short sales and get innundated with "Need a Job"? spammers.


  2. Wow, I've never gotten any response from CL. Just get spammed. I guess it's just Austin. But I'm glad to hear it's working somewhere.


  3. I have heard this is a great way of getting warm callers. When we were selling a home though, I called on one of these ads. Individual was a bottom fisher so of course did not do any business with that person.


  4. All these ideas are great and I wanted to add another one out there. I have had some good responses with Craisglist. I put something simple and personable in the housing wanted section. =========================================================== Hi. I’m looking for a nice home in XYZ neighborhood. I prefer a 3 bed / 2 bathroom. I’m looking to buy fairly quickly and I’m financially ready to close in about 2 to 3 weeks. Please call me or reply back with your address information. PS. If your house needs a bit of work that’s fine too as I can do a lot of the work myself. xxx-xxx-xxxx Email address =========================================================== It’s low key, friendly and people respond.
