Bad Property management company

Utterly Frustrated 

I just met with a fellow investor last night that is looking for a new property management company.  As it turns out he is frustrated with the ones he is dealing with right now.  The first one he wants to send packing is a company that is 25 minutes from his properties.  They give the key to a prospective tenant, give them the address and tell them to let themselves in.  Oh and on top of that they have to be back in 1 hour.  He's had a unit vacant for 3 months now.  He never had a vacancy longer than 3 weeks when he was managing his own properties.  He's utterly frustrated.

  1. A friend of mine has another business that has multiple facets that support everything that a property management company needs except for the expertise in renting up units and handling tenants. I'm going to be a consultant for him to help him get that leg of his business structured and up and running. My hopes are to help him design the perfect property management company. After all, once I get a few more units I'm going to need one too, and what better one to use than one I helped create. This mans business ethics and sense are the sharpest that I have ever been around and I know he's going to do a remarkable job with this.
