Management is a Luxury?

A property is constantly exposed to sun, wind, rain, snow, heat, cold and time. A property is inhabited and used by living beings. To maintain the integrity and safety of the home and provide enjoyment and comfort to the tenants requires focused and organized attention. This necessitates expenses and time from someone.

If someone cuts your lawn for you, it’s a luxury. If someone cleans your house for you, it’s a luxury. If someone washes your car for you, it’s a luxury. If the someone that manages your property is not you, then this is a luxury.

When you want a luxury item the absolute lowest price is not part of the equation. This doesn’t mean you have to overpay but there’s a reason for the centuries-old saying; “you typically get what you pay for”.

To give yourself the best opportunity to prosper, the property manager you choose must provide a quality service at a fair cost, have proven success, comprehensive knowledge of the market, extensive experience and they must be thorough and honest. 

It’s not a true luxury without peace of mind. Your property manager should be a licensed Real Estate Broker. In most states, this is the law as well. They should have a brick and mortar location. They need to have a team of employees working on your properties. Most important of all, they have to have 20th century systems and they must communicate in a timely and coherent manner. If you do not receive a response to your communication or inquiries within 48 hours (preferably less) they should not be considered. Professional designations and associations are important too; especially organizations like the National Association of Residential Property Managers (NARPM). If your manager checks all these boxes, you will be in good hands. Trusting your property manager is what will allow you to sleep at night.

In today’s unpredictable market it is difficult to find an opportunity that offers the potential returns and benefits of investment real estate. The losses can be overwhelming if mistakes are made but when done correctly, the rewards can change your life. Quality property management services, experience and knowledge will put you in a position to realize your passive income goals through investment real estate!

Remember, there is a real difference between price and cost.
