The adventure truly begins

I know, I know, It has been a long time since I have posted on here. I am going to be doing better. Things are going a lot better, and faster than they were before, so now I have more to say!

For starters, we signed our first deal back in June. It has been a wild ride! Initially what was just going to be a cash deal, turned into a subject to deal, then a back to a cash deal, and with each change, of course more time had to be added for the close. But, we are set to close the deal on September 4, which is amazing! I have been JV'ing this contract with George Anderson of American Home Repair 1776, and he has been a great help! Being our first deal, it has been a great learning experience with all that has happened for moving forward.

Lesson 1 -
Make sure your contract covers EVERYTHING. It does not matter if you shook hands or not, or how small a detail it is, if it is something that was worth talking about, it is something that is worth WRITING about. Make sure you cover yourself, and your Buyer with your contract.

Lesson 2 -
Make sure you have all of the information you can at the beginning before you start to offer it on the market. There were a few questions that I got asked that I felt really silly for not knowing the answer to right away, however, I did not know to ask certain questions about this before we started the deal.

Lesson 3 -
Love it or hate it, social media is your best source for advertising and potential revenue. Your (my) business needs a spotlight, and just like with every other position in the company right now, that's YOUR (my) job!

Thank you all for anyone that actually took the time to read about my journey into real estate. It may not be exciting, and my experiences are from the perspective of the newest to this field, but maybe you can chuckle because you were in my shoes one day (they are tight by the way, size 14 here), or you can learn and grow with me.
