

Patience and Momentum Week #4
Well let’s see where to start it has been an interesting week to say the least. I had my deal all ready to go and the bank started to become extremely demanding, asking for things they should have either asked for before accepting the offer or after the inspection period. Then I found out the real estate agent I had was untruthful, he actually picked up my deposit check back from the title company without telling me and was holding it without me knowing for 3 days. My gosh, I guess he took me for an idiot and I am not going to tolerate, stupidity or ignorance from anybody. Then he proceeded to tell me he really needed the commission. Obviously he was not a very good agent. Last I checked that is not something you tell a client.
I cancelled this deal do to stupidity from my agent, the listing agent and the bank. It just goes to show me how important it is to make sure, that the parts of my team are fully operational and the people are crucial to my success. I learned a lot and made some mistakes, but they are not mistakes I will make again. It kind of caught me offer guard when I put my offer in with a proof of funds and a $500.00 earnest money deposit check, no questions, no counter, just an acceptance. This should have been my first clue.
As far as patience goes this is teaching me that I need to have multiple deals going at a time, or at least multiple avenues of leads coming in. I am guilty of this I advertised the heck out of this deal, trying to sell it I got two offers very low, negotiated one investor up $13,500 but to no avail he didn’t come through with the money and neither one of them provided POFs. No I don’t know if either one was bluffing or not but it is all a learning curve for now.
Spent the weekend with my wife’s family and got to spend some much needed one on one time with my wife, which was a good thing. So I am getting back in the groove this week, which is going to be right where I need to be refocusing and making sure all things are going to start rolling again.

Sounds like you found out about your earnest money in time. At least the experience was not as costly as it might have been.
