

SURVIVED the 1st Full Week
This is a compilation of everything I accomplished over the course of the week. It was one hell of a week indeed.
Landed an awesome Mentor who I can go to when I have questions, I usually get a response within hours and this is helping me learn at light speed. This mentor had the balls to step up to the plate and take me on, I respect him for that and admire his patience. He has “been there done and done that” I think he probably has the t-shirt to prove it too. We have scheduled calls once a week and I have a direct line via email and even his cell in case I get stuck and need an immediate response. I try not to bug him unless I really need to. His input is valued and it sure does help having a hand of experience that has done wholesaling.
1 Private lender who will lend me just about whatever I need to do wholesaling or a flip/rehab if need be. He is a great guy and I think down the road, we will probably create some sort of partnership on a flip/rehab. He can lend me up to 50k for now and that amount is climbing as we strength our relationship. No interest, No collateral, awesome terms.
I was in school all week for my actual job which is being a Health Care Provider, so I didn’t think I was going to be able to accomplish a whole heck of a lot but I did. School went on all week, Monday to Thursday, 8:30am to 4:30pm. I got an A in class so I was pretty stoked.
Throughout the week I established a CASH BUYER list of about 13 buyers and 1 buy and hold investor of commercial and a Homeowner. (15 BUYERS) Got emails and telephone numbers and am building relationships.
Once I tell you about my mistress, I got really intimate with her this week she has been working on overdrive all week. My wife says “I would rather have you have her as a mistress because she is the best kind, because if I don’t like how much time you are spending with her, I can close her top and unplug her”.
Was able to burn bridges with two real estate agents who I thought were going to be part of my team and cut the ropes on the bridge and lit a match. Needless to say the third agent I think I will have for a while he is giving me 25% of his commission towards closing costs or pre-pays. Still yet he is very experienced and seems to understanding wholesaling.
The wife is starting to understand how demanding this business can be and is extremely patient and I can’t thank her enough for that. I love her very much and is so supportive she should get a Gold medal. She just wants me to start spending more time with her which I am working diligently on.
I established a relationship with a title company in the area and they have set up a Real Quest account for me with passwords and all. They have answered all of my newbie questions and have also been very patient with me. I am on a first name basis with them and they are with me.
I started a House Hunter Program for all my 5 areas and it is going off beautifully, I have about 13 people interested and a possible 50/50 wholesale split in the hopper. This is my birddog program and it is taking off like a rocket.
Oh and I almost forgot I put together my first offer and it was presented yesterday afternoon. Talk about a TRUE no money down deal; deposit paid by private lender, and Closing costs paid buy my agent. Man I hope this one flies. I can’t wait to see what happens.

I know how that feels I am outta shape now too, but I am going to start training next week I'd be happy to set up a plan for you. It would be customized especially for you. I don't make people push to hard when starting. I have another company too working with people who need to lose weight, so I work with them to get in shape an accomplish their goals. Right now it is on hold till I get to my 100lbs down mark, then I will pick it back up so I am doing wholesaling and real estate so I can pump some money into that company too.

Nick. you certainly have blasted out of the gate. I commend your energy and determination. I'm looking forward to hearing more about your journey. Know that there will be bumps, some of which seem insurmountable, but there will be a way and you will find it if you don't give up. Are you still planning on another marathon?

quite a full week. You threw me for a loop reading about your "mistress" I was thinking what kind of post is this LOL! Nonetheless, its great to hear you had a good week. Enhance your second week by asking yourself "what can I do to make my partners business better" That will go a long way moving forward.
