DSCR Loans in Florida: A First-Time Investor’s Guide

Florida has become one of the most active rental investment markets in the country, and DSCR loans are a big part of why. Unlike a conventional mortgage, a DSCR loan qualifies you based on the income the property generates, not your personal tax returns or W-2s. That makes it a natural fit for self-employed investors, out-of-state buyers and anyone building a rental portfolio who doesn’t want their financing tied to a paycheck.

If you’re new to DSCR loans, or new to investing in Florida specifically, this guide walks through what makes the state’s market different and what you need to know before you apply.

What DSCR Measures, Florida Edition

DSCR stands for Debt Service Coverage Ratio. It’s a simple calculation: take the property’s monthly rental income and divide it by the monthly debt payment (principal, interest, taxes, insurance and any HOA dues).

Here’s where Florida stands apart from markets like New York and New Jersey. Rent-to-price ratios in much of Florida run meaningfully stronger than in the Northeast, where high property values relative to rents make it harder to clear that 1.20x threshold without a large down payment. In Florida metros like Tampa, Jacksonville and Orlando, purchase prices are often lower relative to achievable rents, which means investors can hit strong DSCR numbers with less cash down and more flexibility in loan structure.

The Short-Term Rental Advantage

This is one of the biggest differences between Florida and other DSCR markets. In many Florida counties, zoning is friendly to short-term rentals, and that opens the door to qualifying based on projected Airbnb or VRBO income rather than a traditional 12-month lease comparison.

Short-term rental income in tourist-heavy areas like Kissimmee, the Space Coast or parts of the Gulf Coast can significantly outpace long-term lease rates. When a lender allows STR income projections to count toward DSCR, that changes the math in the investor’s favor. Not every Florida county allows short-term rentals, so this is a detail worth confirming at the city or county level before you buy, but where it’s permitted, it’s a real advantage over markets where long-term leasing is the only qualifying option.

Insurance Realities

Florida property insurance deserves its own conversation because it plays a bigger role in DSCR qualification here than it does in New York or New Jersey. Between hurricane exposure, flood zone designations and an insurance market that has tightened in recent years, premiums in Florida can run well above what an investor might expect coming from a Northeast market.

Since DSCR is calculated using total debt service, which includes insurance, a higher premium lowers your ratio. Flood zone designation matters too. A property in a high-risk flood zone (Zone A or Zone V, for example) may require separate flood insurance on top of a standard policy, and that additional cost gets factored into the DSCR calculation as well. Getting an accurate insurance quote before you finalise your offer is one of the most important steps a borrower can take when obtaining a DSCR loan in Florida, since it directly affects whether the deal will qualify at all.

County Snapshot: Where DSCR Deals Work in Florida

Florida isn’t a single market. Jacksonville (Duval County)

One of the more affordable major metros in the state, with purchase prices that tend to produce favorable DSCR numbers even on conventional long-term leases.

Miami-Dade County

The exception to the rule. Purchase prices run well above the rest of the state, which narrows that same gap. A property here can still qualify under Express Capital Financing’s standard 85% LTV terms, but reaching a strong coverage ratio more often requires a larger down payment, a stronger short-term rental income component, or both.

That’s true in New York, it’s true in New Jersey, and it’s just as true in Florida. What changes from state to state is the surrounding math, and in Florida’s case, that math tends to work in the investor’s favor.
