

Quick Tips For Unit Updates

As far as interiors go, really everything that the resident is going to touch will look and feel new. We have solid flooring in almost all the units where it is needed, we will replace the flooring, but, for the most part, all the flooring is really solid to this point.
We are going to do a two-tone paint, resurface counters, rephase cabinets, the vendor we're using, they have their own cabinet shop and they were really able to do some cool stuff with cabin door fronts, by adding a textured look to them, it's a real modern look. Resurfacing all the countertops, new plumbing, and lighting fixtures, new low-flow shower heads, changing out the toilets.
We also include a black appliance package, so every unit will be updated with their appliances as well, just because that's what supported in that little sub-market. Going from the coil to flat on the stove, it's a complete mix. Some of them are coil, some are even gas.
Everything will be a uniform look, it'll be nice, we're going to be able to go into these units, make the upgrades we're making, provide everything with a new look and feel to the resident and our rents are going to still be at or below most all the comps in the submarket, which we toured seven different comps, in the immediate submarket and every one of them have a dated look.
So we're going to have basically a brand new unit, interior, brand new look and feel exterior, with market rent or with rents at or below the competitive properties or in our pro forma rent bumps. It's $80 per unit is what we're going for and we are spending about $8,600 a door on the interior renovations.
