For sale by owner. With FSBO, the owner would like to sell their home directly to the buyer without going through a real estate agent or a broker (cutting the middleman) to avoid the commission and miscellaneous fees. The owner, in turn, would have to take on all selling and legal responsibilities.

The process of FSBO. The owner will perform the following: establish the listing price with research on the property values of the house and the surrounding area as well as of similar properties (square footage, number of bed/bathrooms, etc.), advertising (e.g. signs, banners, internet), home-showings and answering inquiries, preparing contracts, title, and deeds, any other registrations and permitting that may entail. After the seller and buyer have closed the deal, the seller signed over the deed to the buyer.

Aide and support. Seller can use Multiple Listing Service (MLS) to provides information on advertising, handling paperwork, and laying out legal issues for an affordable fee.

Benefits of listing as FSBO. The owner would save about 6% of commission by putting the property out for sale by owner. So, for a $500,000 home, the owner can save about $30,000 which is thousands of dollars in the end.

Other considerations. In the case that the seller is not familiar with real estate laws and regulations, a mistake can be involved to fix and can also be very costly. For instance, if some important issues are skipped and not disclosed, buyer can later sue the seller. It is encumbered on the seller to figure out every little detail of the property and seek legal advice where needed to shield off any legal actions down the road. Furthermore, the any associated payout for legal service and transfer paperwork is on the seller which should be below the commission for a real estate agent. In some cases, the seller also must hire an appraiser to assess the house value. Afterall, FSBO depends on the seller level of real estate experience and thorough understanding of the selling process.
