When putting together a plan to do something or when you're executing your activities, whatever they may be, you want to identify things that can be systematized. And by that, what I mean is things that can be, a system can be created around that. So for example, one of the activities that you're going to do a lot of is lead generation. And when lead generation becomes important is when you're looking for different players or different people. Yeah, I guess different people participate in your real estate adventure or venture adventure too.
So for example, when looking for motivated sellers, right? What you might do is you might go out and you might search Craigslist, let's say, and then you might search another for sale by owner sites. And then you take those, anybody that looks like a motivated seller, you will look at certain things.
Let's say you're looking for something like the word motivated in the ad or the word vacant in the ad or the word fixer-upper in the ad. So then you would take that property, you would list, you would maybe copy that property, put it into a spreadsheet or add it to your CRM, and then you would go through and you would follow up with that person and you would keep track of all those things, right? And you may do that through an email or through a text message, whatever the system or whatever the process you have in place.
But after doing that for a day, or maybe not a day, but after doing that for a week and you see that it's very repetitive, then what you could do is you could put a system around that and you might be able to automate some of the things.
So for example, when I, what I just explained with Craigslist, I was able to automate and systematize a lot using this RSS reader called Inoreader. And then as I did that, then I was able to actually get somebody else an assistant to go in and start doing those things for me.
So what I did is I built this nice system around generating leads or at least looking for motivated sellers. And the same thing goes for any other activity that you're doing on a regular basis. For example, maybe running your ads. So the ads come up and you would look at an edge, you would determine if the ad is performing and based on a certain threshold, you say, okay, you want to shut that ad down. And I'm talking about running ads here, let's say on Facebook. So you would look at your Facebook ads every day and if they're performing, you would either increase the spend or you would decrease the spend or you would shut it out together.
And what you could do is you could put it in thresholds. Now there's actually software out there that will do that for you. You can put in things like stop-losses or up bids. And then as far as creating new ads, you would maybe get somebody, you would outsource that to somebody. And I know at Fiverr for example, I can go in and I can hire somebody to do this work for me fairly inexpensively, and then I've systematized that.
So part of the systematized would be using software to do those things for you, and it might be to outsource it to different people. Delegation is a big part of systematization, and it may be that you outsource some of that work. And so that's part of the delegation, I guess. Okay. So that talks about that.
