Inventory has been depleted due to slow down in expansion plans of many corporate users due to 2007-2008 “Recession” + increase in sales activity by private investors seeking secure, stable yields.

There was a time when, as a Buyer’s representative, we could assert, “This is an All Cash offer”; today; EVERY OFFER is an “All Cash offer” (or better be) to afford a Seller a high certainty of full execution.

Market has never been tougher.
