Belize- Teak Plantation, 334 acres and counting
First of all, there are no snakes in Belize!!!!!
Just an update, we have made other posts on Belize investing. We have added 89 acres. Had property cleared of brush, plowed and just finished planting seedlings for the year. We always try to make money several ways when doing a Real Estate deal.
1. Location, Location- This property although off the beaten track is only 2 miles to a major highway, and along the latest resort development road and area. So, we can sell side pieces or after 25 years with the Teak, we can subdivide and sell the property.
2. Teak- This is a long-term investment. Cash input upfront, large payout way down the road. So, it is a different type of diversification.
3. Teak- primary markets are China, India, Malaysia, and Europe. Again, a diversification from the US Dollar.
4. Land Deal itself. Without getting to details this was a risky purchase. It started as a Government Lease, which we helped the owners convert to owned property. There was never a guarantee we would be able to buy the property. But this ended up being a 3 X value add. With the Teak seedling planted it becomes a 7 X value add.
5. Value Add- by planting Teak on the property we have added a "USE" or like a Lessor. Like any CRE property, the lease or Use is what adds the value.
6. If anyone is into the Green concept. Our family is covered for 1,000 years of our carbon footprint.
