1st Offer Accepted and I'm freaking out.

Holy Moly. I'm kind of freaking out and in the "WHAT DID I JUST DO?" phase. I put in my first official offer for a house and it's been accepted. The original asking price on the house was $159,900. They got an offer at $139,900 about a month later but the buyer spent their down payment and lost their financing. They dropped the price again to $137,000. I offered $130,000 and they accepted it! The ARV is going to be close to $210,000 with repairs around $20,000. Not quite at the 70% rule but close enough for me.

Now I have to try and get all my ducks in a line. 


I'm very overwhelmed, excited, and ready to put in the work to make this happen.
