Your South Beach Short sale Specialist

South Beach, also referred to SoBe, is a neighborhood located at the southern most portion of Miami Beach, Florida. It encompasses roughly the southernmost 23 blocks of the beach that separates the Atlantic Ocean and Biscayne Bay. South Beach has a unique history dating back to the early 1900's and continue to grow and evolve as a major destination for residents and tourists alike.

The South Beach real estate market is about as diverse as its population. From luxury to economy, you can find just about any type of condo, townhome or single family home that suit your needs.

Like many areas throughout South Florida, Miami and the Beaches have experienced vast changes in valuations. As a result sellers and buyers need to be much more educated about their selling and purchasing options.

For many, buying a property through the short sale process has created a win-win-win(buyer, seller, bank). Short sales can be involved and require the full commitment of an eligible seller and patience and participation of the prospective buyer

(CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.

Short sales allow the overleveraged seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With declining property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

In the Miami area, many thousands of homes are in danger of foreclosing and new cases are being filed daily.. It is happening in all price ranges. Local experts say that even high-priced homes are not immune.

"This CDPE designation has been invaluable as I work with sellers and lenders on all types of short sales," said Troy Fowler. "In my opinion, it is the most the most effective method to avoid a complicated foreclosure that can have much more serious consequences."

Whether you or a seller or buyer, if you are interested in learning more about the short sale process, do not hesitate to contact me.
