Section 8 tenants can be great long term tenants and government rent payments are completely reliable.

Landlords do have some leverage with your section 8 tenants because they want to maintain their vouchers which can be passed down to their children. If they cause problems, they know that you can contact the section 8 program and they can potentially lose their section 8 voucher.
