WHEW! They Did NOT Rent from ME!!!
She arrived at a showing appointment with her cousin who would not be living at the property. Her husband was working in the area and she called him to come see the house that SHE L♥VED.
After 3 phone calls with him saying he was on his way * 45 minutes later * he never arrived. She handed over their half completed rental applications saying he still wanted to see the home. We agreed to meet the next Saturday * 3 days away * for HIM to see the home.
On Saturday, the adults arrived with FOUR/4 children in tow and proceeded to run and both adults immediately lit cigarettes in front of me....when she saw the look on my face, her comment was that they only smoke outside * we were INSIDE at that point in the kitchen while they were discussing their applications and reviewing the lease paperwork I had prepared. She then proceeded to sign the lease and advise me that the deposit check she was giving me would be good next Friday.

Immediately the next week, she started requesting to put items in the crawlspace of the home, get a key to show to a friend (the home was still visible on my website since I could not cash her check) and then she wanted to provide CASH and retreive her check and pay for the full month rent and her deposit in another meeting.
After 3 responding e-mails to her voicemail messages to me, we connected and I suggested she remove any items from the property crawl space and that I would return her non-negotiated check.
Somehow, the light went on. She realized she had done "something" wrong. She had presumed WAY TOO MUCH and not handled the leasing process as the BUSINESS process that it is.
