Lis Pendens List - A Double Edged Sword
Many homebuyers and investors access the Lis Pendens list to seek bargain houses and make money in the distressed property market.
It is a double edge sword. While you can get lis pendens lists inexpensively through pre-foreclosure data sources or sometimes for free at the county courthouse, everyone else has access to this information. As a result, there are a whole host of other investors, agents, bankruptcy attorneys, credit repair firms and others marketing to the same set of homeowners on the Lis Pendens list. It is hard to smash through the clutter.
In contrast, our early, accurate and exclusive short sale leads zeros in on homeowners 30, 60, or 90 days late. Since this data is not yet public record information, it provides an early advantage. Early contact with sellers and lenders, reduced competition and plenty of time to resolve hardships will result in more closed real estate transactions.
