Short Sale Leads For Agents

Short Sale Leads For Agents To Get More Completed Transactions

The Internet is saturated with Short Sale Leads For Agents, so I wanted to avail this post on the difference between short sale leads in a sea of choices for agents to make.
The vast majority of short sale leads for agents to choose from are actually compiled from the same source - public records once the lender has commenced the intent to foreclose on the property. These short sale leads begin once the Notice of Default (NOD) or Lis Pendens (Latin for "suit pending") is filed. Although this information is inexpensive when going through a third party provider, or in many cases free, the disadvantage to these short sale leads is that a multitude of other agents prospect using the same data and as a result, there is enormous competition among agents competing for the same stale, aggregated short sale leads.
Distressed homeowners that have had the NOD/Lis Pendens filed are inundated with solicitations. By the time these short sale leads become public record, they tend to zone out most marketing messages aimed at staving foreclosure.

Short Sale Lead For Agents That Provide An Early Connection

Unlike NOD or Lis Pendens lists that populate public foreclosure intent records, soft credit bureau short sale leads puts agents in front of distressed homeowners early on and provide the advantage to being the first to advise troubled homeowners of their options. These homeowners are more receptive to the agent that was there from day one educating them on their alternatives, much more so than the hordes of other agents that take the path less traveled and use the same stale, aggregated short sale leads compiled through courthouse records.

Take A Sniper's Approach When Targeting Short Sale Leads

The data is populated from the leading credit bureaus and contains detailed contact, credit and mortgage information. These short sale leads contain:
- Name of the mortgagor
- Address, including Zip+4
- Phone number, when available
- Lender information, when available
- Aggregate mortgage balance
- Highest mortgage balance, if there are any junior liens
- LTV
- Seasoning of the mortgage
- Monthly mortgage payment amount
- Number of mortgage liens
- Credit Score - Custom outputs available
