Why I see all the inventory in my Market

People often ask me this question.

"Brian, why do you see every multi family even when you know the price is wrong, or the properties have bad topography and you don't recommend them?"

The follow up question is "Wouldn't your time be better spent just looking at the properties that buyers want, and simply rule out the bad ones?

Here is my thinking.

I believe in Quantity Parenting.  I was lucky to have the opportunity when my boys were little to drive them to school, pick them up and coach their sports.  When they were able to drive themselves a couple years ago I was able to do- Quantity Real Estate.

If you enter every house with an open mind it is a learning experience.

I thought that if I saw 500 Multifamily and investment properties I would know enough.  But then I passed the 1000, and 1500 properties seen since 2018 I kept learning more.

I have FOMO when I miss a Saturday and 7 open houses.

Now that I am at 1862 properties, I realize I still have a lot to learn and a lot to share with my investor clients.

Ironically this is the year of the Civil War
