Navigating Real Estate Investment Risks in a Down Market

Investing in Real Estate during a down market can be daunting, but it doesn't have to be. Real estate investors in Houston, Texas need to understand the risks associated with investing in a depressed economy and how best to minimize these risks.

  • The first risk for Real Estate investors is the drop in property values due to economic recession or other factors such as natural disasters. When the economy slows, property values tend to go down, leaving Real Estate Investors with little return on their investment if they bought properties when prices were high. To help mitigate this risk, Real Estate Investors should focus on buying properties that are currently priced below market value or those that are expected to rebound quickly after an economic downturn.
  • Another risk facing Real Estate Investors is the potential for tenants to default on rent payments. When Real Estate investors purchase a property, they assume the responsibility of collecting their tenant’s rent. If tenants are unable to pay due to economic hardships, Real Estate Investors may find themselves with an empty rental unit and no income. To minimize this risk, Real Estate Investors should research potential tenants’ credit histories and employment status prior to signing a lease agreement. Additionally, Real Estate Investors should consider instituting strict penalties for late or missed rental payments in order to encourage tenants to stay current on their rents.

Finally, Real Estate Investors need to be aware of possible legal risks when investing in Real Estate during a down market. Different laws apply depending on the location of the investment property, and Real Estate Investors should be sure to familiarize themselves with the relevant laws that apply in Houston, Texas. Real Estate Investors should also consider working with a qualified Real Estate attorney when researching potential Real Estate investments to help avoid any legal issues.
