How My Client Closed in 10 Days - Having Your Team in Place Counts

The Challenge: A Tight Timeline

My client found a distressed property with huge potential—a motivated seller, a great location, and a price well below market value. The catch? The seller needed to close ASAP due to financial hardship.

Most investors would walk away, thinking a 10-day closing is impossible. But with the right approach, we made it happen.

Step 1: Pre-Approved Funding in Place

My client had her pre-approval from us lined up and ready to fund. If you rely on traditional banks, a 10-day close is nearly impossible.

Step 2: Title Work & Due Diligence Started Immediately

We had a title company on standby and ordered a preliminary title search the same day we made the offer. We also scheduled the inspection within 24 hours to avoid surprises.

Pro Tip:  Have a real estate attorney or title company that understands investor timelines.

Step 3: A Clean, Simple Contract

This deal worked because the seller needed to close fast. They were facing foreclosure and couldn’t afford to wait.

Pro Tip: Keep contingencies short and clear to avoid back-and-forth negotiations.

Pro Tip: Look for motivated sellers (divorce, job loss, inherited properties) who prioritize speed over price.

The Result: Closed in 10 Days & a 30% Profit

  • Purchase Price: $150,000 (30% below market)
  • Repairs: $20,000
  • ARV (After Repair Value): $240,000
  • Profit (after holding & selling costs): ~$50,000

Because we closed fast, my client secured the deal before other investors could swoop in.

Our team is here to help in all types of situations.
