Eviction Explosion in Milwaukee, WI

It was recently reported that the attorney for Berrada Properties LLC, one of the largest real estate investors and landlords in the Milwaukee area, holding over 1,000 units, has recently filed over 800 evictions in the Milwaukee County Circuit Court, according to local news reports.

This has put a strain on the court system and will more than likely cause some backlog in the system. Before this news story was released, we had previously filed 3 evictions and had the sheriff writs executed last week, so thankfully it was a quick process for my property management team with no delays. The sheriff's were out to the properties within days of filing the writs!

According to the Fox6now report, Berrada Properties was owed over $5 million in delinquent rents, and decided to file the evictions after waiting for over a year of trying to work things out with tenants and various community agencies.

According to a CBS58 news report, the Berrada recent filing has surpassed "pre-pandemic levels for a typical month" and has overwhelmed the Milwaukee County Court system.
It is clear that we will soon see a flood or tsunami of renters coming onto the market very soon and will not have sufficient housing inventory to accommodate the potential renters. Furthermore, with a recent eviction on their record for non-payment of rents, this would disqualify them from getting approved to rent from many landlords.

There are various community agencies, such as Community Advocates and Social Development Commission (SDC) that are working with many residents to help provide third party emergency funding, but that funding can't come quick enough for many residents who may soon be facing eviction and homelessness.

Our company will work with our renters and third party agencies to help keep them in homes and avoid eviction or termination of the lease whenever possible and within reason. 

We've been very successful in working with the agencies to secure 3rd party funding for tenants, many times paying up all of their past due rental arrears balances and 3-6 months in advance.

There are other agencies that are assisting tenants who are facing eviction, such as Legal Aid Society of Milwaukee and Eviction Free MKE. We encourage residents to stay in communications with your landlord during difficult times if you're having problems paying rent, and to reach out to these agencies for further help.
