Yes, proximity to the beach matters. But in today’s market, it’s not enough.

Two properties on the same street can perform very differently depending on:

  • Interior design and guest experience
  • Parking and accessibility
  • HOA restrictions or quirks

The gap between an average listing and a top performer is often much wider than people expect.

Seasonality Is Real (And It’s Often Underestimated)

The Florida Panhandle is a seasonal market.

Peak season can feel incredible. Summer bookings come in strong, rates are high, and everything looks great on paper.

But slower months tell the real story.

If your deal only works during peak season, it doesn’t actually work.

Scroll through top listings in Destin and you’ll notice a pattern:

This isn’t about being fancy. It’s about being competitive.

Good design directly impacts:

  • Booking conversion
  • Nightly rate

Underestimating Expenses

This is where a lot of deals quietly fall apart.

Common misses include:

  • Higher cleaning costs in beach markets
  • Maintenance from salt air and humidity
  • HOA fees in condo communities
  • Utilities with heavy AC usage
  • Ongoing replenishment of supplies

It’s very easy to look profitable on paper and feel tight in reality.

The Investors Who Win Here Do This Differently

The top performers in the panhandle don’t rely on hope. They operate with intention.

They:

  • Buy properties that fit STR demand, not just what’s available
  • Design for their target guest, not personal taste
  • Plan for seasonality from day one
  • Build strong local teams

Final Thought

The Florida Panhandle is still one of the more attractive STR markets in the country.

But it’s no longer a market where you can “just buy something near the beach” and expect it to perform.

The opportunity is still there. It just rewards strategy now.
