Finding Capital And Time Vs Reward.

I have found that the aquisition of capital is an elusive target.  While it does remain a difficult issue its one we have temporarily solved. 

Initially I would spend my investors funds and spend the time while all deals were in escrow to find more funding sources.  We have changed the system a bit and now spend our downtime marketing our deals to buyers.  The difference? 

Durring this downtime we focus on the REO market.  Instead of purchasing properties at auction we purchase REOs.  This allows us more time to market the property to mulitple investors and doesn't require an initial outlay of cash. 

We have found that instead of working towards finding more investors we simply needed to maximize our potential.  We have increased our monthly income by over 10k per month by doing this simple change.  Sometimes its the simple things.

 This change did force us to divide our inventory into retail vs wholesale but the wholesale side has really been quite lucrative.  As this changes I will of course update!  http://sacramentoflips.com
