STVR Regulations Decreasing Sort Term House Rentals in Hawaii

As many are aware the county of Hawaii has been bringing forth legislation for the past 6 years trying to address various issues relating to short term vacation rentals.  One of the indirect effects of it has been the decrease in private home vacation rentals.  

One of the policies that they put in place is that a property can not be a vacation rental if it is in a standard residential zoning.  Primarily the only place you can rent is if you are in a resort.  They did offer non confirming use permits for some homes  that were outside of the resorts that had been vacation rentals prior to the law being passed so you do see some rentals outside of the resort zoning.

Within the resorts on the Big Island of Hawaii you mostly find hotels, timeshares, and condos.  There are some homes, but not many.  Most of them fall outside of the resort zoning.  Ainamalu at Waikoloa Beach Resort is the newest development in the resorts and chose to build only homes to address this issue.
