Revitalizing Wilmington: Transforming an 11-Unit in Historic DE

Our latest completed project in the heart of Wilmington, Delaware, stands as a testament to our commitment to breathing new life into neglected properties. The 11-unit building nestled in a beautiful historic neighborhood has undergone a stunning transformation, and we’re thrilled to share the remarkable before and after photos and video walkthrough with Vince and Steve as they share the renovation journey with you.

Previously the gymnasium for the now-demolished Quaker School, this 11-unit apartment building was converted into residential units decades ago. While the building and area both have a rich history, and many standout features not found in newer construction projects, as the property changed hands over the years, it fell into a state of disrepair. Leading up to our ownership, squatters had settled in the hallways, and one resident was breeding pit bulls, which had caused disturbance not only to the other building residents but also the surrounding neighbors.

This project had more than its fair share of challenges, from finding out there had been a dead body removed from one of the halls before we even closed, to a lengthy eviction process. We thought we were well on our way once the building was fully vacant. However, another problem quickly arose — thieves broke in and stole the A/C units and all the copper pipes, and to make matters worse left all the water running, which caused significant water damage, and we again had squatter problems, leading to fire damage to several of the units.

But we saw the vision. The result? A fully renovated 11-unit building that seamlessly blends historic charm with modern amenities. The once-dilapidated structure now stands as a beacon of revitalization in the community. The exposed beams, loft-style apartments, and spacious layouts have been preserved, giving residents a unique living experience that marries the past with the present.

But our vision doesn’t stop there. With a sprawling property offering ample parking and the potential for future subdivision, we are in the process of pursuing the development of an additional multifamily building.
