What to Look for During the Final Walkthrough Before Closing

Contain 800x800

The final walkthrough is your last line of defense. It’s your opportunity to confirm the home is in the agreed-upon condition — before the keys are handed over.

What to Bring

  • Copy of your contract

  • Inspection report

  • Repair addendum (if any)

  • Your phone for photos or videos

What to Check

  • Are all agreed-upon repairs completed?

  • Are major systems (HVAC, appliances, plumbing) functioning?

  • Has anything changed or been damaged since the inspection?

  • Are all included fixtures/appliances still there?

  • Are any unwanted items or debris left behind?

Common Mistakes to Avoid

  • Rushing the walkthrough

  • Skipping it altogether

  • Not checking for utilities being shut off too early

Final Tip:

Never skip the final walkthrough. It’s your last chance to address problems before closing — after that, they become yours to fix.
