Seagoville, TX: Small City, Real Numbers — A First-Timer's Guide

By Kiara Colón-Torres · Angel Tyler Team at eXp Realty · Texas Realtor #850772-SA

Seagoville sits in the southeastern corner of Dallas County, right where the county meets Kaufman. Most investors drive past it on their way somewhere else. The ones who stop are finding deals.

What Seagoville offers

With a population under 20,000, Seagoville has the character of a small Texas town with the advantage of Dallas County property values and infrastructure. Home prices typically range from $190K to $270K — one of the lowest entry points remaining in Dallas County. And because it borders Kaufman County, it benefits from growth spillover coming out of Forney and Crandall.

The growth thesis

Seagoville is not trying to become the next Frisco. But it doesn't have to be. Rising prices in Forney and Mesquite are pushing buyers further out geographically — and Seagoville is next in line. That's a demand driver you can bank on over a 5–7 year hold.

  • Rural feel with city utilities — a rare combination in DFW
  • Strong blue-collar rental demand near the Dallas County jail facility and trade employers
  • Less competition from institutional buyers than more prominent DFW markets

My recommendation

Seagoville is a long-hold, cash-flow-first market. You're not buying here for fast appreciation — you're buying here because the numbers work today and appreciation is the bonus. For a first-time investor who needs the deal to pencil from day one, this city deserves serious consideration. VA and FHA both work here.\
