Terrell, TX: Old Texas Charm, New Investment Logic

By Kiara Colón-Torres · Angel Tyler Team at eXp Realty · Texas Realtor #850772-SA

Terrell is a city that still feels like Texas used to feel — walkable downtown, historic homes, a real main street. But behind that character is a market increasingly on the radar of DFW investors who've been priced out of Forney and Rockwall.

The Terrell value proposition

Median home prices in Terrell sit in the $180K–$260K range, making it one of the most affordable entry points in the DFW metro. For an FHA buyer, you can be in a Terrell home for under $8,000 out of pocket. That's a wealth-building entry point that barely exists anywhere else in the area.

What's driving demand

Terrell benefits from two major demand drivers: spillover growth from Forney (just 12 miles west) and proximity to major employers including the Kaufman County industrial corridor along US-80. Workers employed in those facilities need housing — and Terrell has it at a price point they can afford.

  • Historic downtown is attracting small business investment and foot traffic
  • Kaufman County tax rates are lower than Dallas County — better cash flow math
  • Land availability for future development makes this a strong long-term hold

Who this is right for

Terrell is the right market for patient investors who want to buy low, rent strong, and sell into a rising market over 7–10 years. It's not a flip market — but it's one of the best long-hold opportunities in the entire DFW area for a first-time investor working with limited capital.
