Exterior Updates
Low Cost, Low Effort - Add a bit of character using House Numbers properly to identify your property while bringing a touch of class to the building.
Medium Cost, Medium Effort - Landscaping doesn’t have to be scary. For relatively cheap, you can grab a shovel, rake and trimmers to do most of your work. Trim back all plants, redirect any trees or bushes growing where they shouldn't and consider lining out your building and plants with a mulch or crushed rock to give division between grass and objects.
High Cost, Low Effort - Have an electrician illuminate the proper areas of your exterior and yard to emphasize the areas you want to shine, especially at night. Places like The Home Depot carry much of the walkway lighting that you see below that can be installed without an electrician or any additional wiring!
Interior Updates
Low Cost, Low to Medium Effort - Cabinet Pulls and Paint Colors tend to get outdated faster than the cabinets themselves. With a little effort and at most a bit of touch up paint, you can bring a new look to your kitchen with pull and paint.
Medium Cost, Medium Effort - Utilize wasted space and ideally create a talking point for visitors and potential buyers to take away with them. Add storage, paint a wall or add paneling, consider adding a backsplash, epoxy your counters.. Do something to stand out and bring your space back to life! It is important here to stay within your own limits.
High Cost, Low to High Effort - Lighting takes the final spot again in this category. Adding recessed lighting to the appropriate areas can really brighten a space! This is a must in old houses that just have light switches that power the plugs in a room. The other thing to consider is swapping out all switches and plugs so they are new and matching.
The other major project to consider is refinishing any hardwood floors on the property, this is a major project but is the most rewarding when done.
The most important thing is to act! Find something you can do in one day without a major impact on your finances and get to work.
