The Lender Database AI Can't See

Here's what a real lender matrix looks like — the document that actually prices your borrower's loan: Tier 1: 75% ARV at 9.99%. Requires 5+ flips in 36 months, $150K liquidity, 700 credit, top-200 MSAs only. Tier 2: 70% at 10.99% — 3 flips, $100K liquid, condos take a 5% haircut. Tier 3: 65% at 11.99% — first-timers allowed, $75K minimum, no condos, no rural. That's one lender, one program. Now: where on the internet does that document live? It doesn't. It's a PDF emailed from a rep to a broker. A rate sheet updated on a phone call. It was never posted, never indexed, never crawled. This is what the "AI will match lenders" crowd misses. AI trains on the public web. The public web has marketing pages saying "competitive rates!" and stale forum posts. The actual pricing logic — the matrices lenders are built on — moves through human relationships. You cannot scrape a phone call. I've collected 46 lenders' full matrices this way. Every tier, every qualifier, every carve-out. 155 more queued. The moat isn't the algorithm — any engineer can write a matcher. The moat is the data, and the data only moves through trust between humans. Ask anyone selling "AI lender matching" to show you their matrices — per-tier LTVs, experience ladders, liquidity minimums.
