Significant things I learned purchasing my first condominium

It was a thrilling and frightening moment buying my first condo, but overall it was an amazing and enjoyable experience for me. Well, here I am now having a great time with my new condo and boy so many things I learned before I finally have this.

I learned a lot buying my first condo and one of that is how to select and work with a real estate agent. Some can be trusted and some are not, there are so many behind the scenes transactions that you didn't know or tell you. There are times that you will be thinking if the agent you hired really cares if you get a nice deal or not.

Next I learned how to check material used in construction.  Here in our area you will prefer to have a concrete based construction, why? This is often hit by a hurricane and concrete condos for sale North Ogden Utah has the higher chance of surviving.  If you want to know what the building is made of and the construction material use, ask the building owner or the realtor.  They will answer all your questions with no hesitations.

Research can help you with average selling prices.  You must conduct a research to know the surrounding condos for sale in Ogden Utah selling prices. Since that these are public records, you can see the prices of the other units sold in the last few months and compare to the asking price that the seller set for you. is the expectation of the seller is too high? Negotiate.

Never bite too high offer. I have heard in some of my friends living in the nearby area that some houses going for more than that asking price. This is nuts! They are acting as if their  homes for sale are the only remaining properties in the area.  Never give full asking price and look for motivated sellers out there.            

Spotting motivated sellers. If the owners still living in the residence means that they are not motivated to sell. On the other hand if the property is vacant and electricity and water are cut off, you can assure that seller is more motivated to sell, why? Because owner is facing a tough situation of paying two mortgages at the same time or paying a mortgage in unused condo plus rent to the residence they are currently staying.

These are my experiences buying my first condo that you can also use as guide in successfully owning one that you can be proud of.
