Real Estate Bothell - How To Work Out Exclusions and Inclusions

When you are listing your Bothell home for sale you will have to decide what you are prepared to leave behind and what you will be taking with you. The things that you want to take with you may need to be removed before any viewings so that buyers will not ask for them in the offer.

Appliances

Unless you are set on taking your appliances with you, most people leave them completely out of the listing. Appliances can end up being a great tool for bargaining later. In many cases the buyer will want to have the appliances included in the sale and you will probably have appliances included in your new Bothell home.

It goes without saying that any appliances that have been built into the home go with it. Basically, anything that is built into the home should remain there for the new owner.

Here are some of the most common items that may be included in the sale.

  • Outdoor furniture and swing sets.
  • Workbenches and any other built-in shelving units.
  • Fireplaces.
  • Window coverings including blinds and curtains.
  • Appliances.
  • Central vacuum units.
  • Home theater television setups with surround sound.
  • Furniture

Ask your Bothell real estate agent

You can let your Bothell real estate agent know what you are willing to leave behind and what will definitely be coming with you. If there are any items that you may be willing to part with if they are asked for in the offer, let you agent know as well. These can be used for negotiations later if necessary.

While you may have some sentimental items that help show the Bothell home at viewings, it is usually best to keep them out of sight if you aren't willing to part with them. Patio furniture, for example, may be better off tucked away so that a potential buyer does not include it in their offer.
