The Real Deal: Note Buying
Learn how to make 1000's without ever owning a property, swinging a hammer or dealing with tenants from home!
The thing I like about Real Estate investing is that there are so many different ways to make money! You can buy a property, rehab it and sell it at market value, you can buy a house and wholesale it, you can assign contracts, you can buy short sales, you can buy at auction, you can sandwich lease option, you can buy property subject to and so on and so forth. There are a number of ways to cash in on the real estate market which makes it an exciting and profitable industry to be in. But, I think I personally may have found my favorite way to invest in real estate and that is in buying notes! No more going out and advertising in an attempt to get home owners to come to me first, no more sending letters and hoping that someone calls me back or worrying about doing cold calls, my life just got a little easier. Now I spend my time finding defaulted notes, getting the list or note information for purchase and then contacting the homeowner to decide on a workable solution. Sound easy? Well, it probably seems easy when you have access to good information and an experienced mentor! Note buying is such a great alternative for an investor.
I only met Scott Carson, aka,— newly deemed “The Note Guy”, a few months ago and since that time I have become increasingly interested with note buying. Scott is the President of Inverse Investments, a company that specializes in buying defaulted notes. Scott also is a trainer, coach and real estate investor with over a decade of experience. The thing that I like about Scott, is that he is forthright and easy to talk to and you don’t ever feel like you are getting the run around when you speak to him. He tells you like it is and he is also easy and open about himself. Scott teaches “Note Buying for Dummies” where he covers the topic of note buying from start to finish. Not only does Scott train how to do this but he also opens up Inverse to work with any of its members as a joint venture partner. The Note Guy has created a system to make a win/win for the investor all across the board.
So, why notes, and is it the real deal? Yes! I think it is and here’s why. There are tons of people facing foreclosure right now. Doing short sales with banks, in the past was a good way for an investor to get a house at a good price and a good alternative for a homeowner. But, short sales are getting more and more difficult and keeping up with all of the rules and regulations is getting harder to do. So, think about it, if you are willing to do all of that to purchase a home through a short sale, why not just make a short cut for yourself? Why not just become the bank? Why not buy the note from the bank and become the lender? Then you contact the homeowner and work with them, as their lender, to sell the property at a quick sale price. It sure beats going through months and months of negotiations and all of the other multitude of details required. Not to mention, that negotiating with a banker who knows the real bottom line and can make a final decision for the bank is going to be a lot easier than dealing with an hourly paid employee who has been told to be a tough negotiator and works to save every last penny they can in the deal for the bank.
Ok, ok, so I admit, I haven’t negotiated a note with a banker, but that is where Scott comes in. I get the bank contact, work on getting the information about the property to Scott and he works it out with the banker. Inverse helps buy the note, I help the homeowner sell the property, we split the profits and everyone is happy! It is really that easy.
Since I have met Scott and Inverse Investments I have now agreed to work with them as a Portfolio Manager helping to acquire notes from banks around the country. Inverse has relationships in place with banks and is acquiring more daily. They have a win/win set up for any investor and have notes available for purchase. On top of that, Scott will be leaving on a nation wide tour and will be speaking to REI’s and other groups about buying notes and how to integrate this into your investment business. My advice to other investors: get in the note buying market! It is worth it!! This is the new wave in real estate investing. As for me, personally, I think Scott, Inverse Investments and buying notes are the real deal!
