Maybe You are doing it wrong - Talking to the Seller's That Is!

MAREI is hosting Tom Zeeb Next Week  - he is a real estate investor, REIA leader and instructor.  He teaches wholesaling, the basics to get started as an investor and negotiations.

I was chatting with Tom a bit as we put on the finishing touches for the MAREI meeting on the 10th of January and the workshop on the 14th. He shared a comment he recently talked through with a student

Student John "I talk to a lot of people and I get plenty of nos or I'll think about its, but not enough yesses. I feel like I'm talking to every man and his dog, running out of people to talk to, super frustrated, and nothing goes anywhere. Maybe there's something wrong with me. Maybe I'm not cut out to be an investor, maybe other people can do this. But sure can't!"

There are words you say in a particular order that make people say "yes", and there are words that you say in a particular order that make them say "no".

Until you know the words to say, nothing good's gonna happen.

When I started, I didn’t have the words to say, and I didn't know what to do.

Later I learned that it's really easy. There are 3 phases to what you say, and once I knew what to say, when to say it, and how to say it, deals started to come together more frequently and predictably.

First: There's something you say to get their attention.

Next: Something you say that gets them to meet you at the property, and

Last: Something you say that gets the deal at the right price.

And that’s all you need. You have to go through the process in order. Rarely can you take a call and jump right to offer price and get anywhere. You have to talk to them correctly, in the right order to get them to a YES in negotiations.

That scares a lot of people, but it doesn’t have to be scary. (It's actually really fun and simple when done right.)
