New Construction Home Buyer: Be Excited but Beware!!
New Construction Home Buyer you are a vital part of the market, therefore as New Construction makes it's come-back, you as a Buyer will play a vital role in the revival of the Housing Market Recovery process. As a New Construction Home Buyer you will be excited as you go out to explore the new floor-plans, browse and choose certain amenities and scope out the perfect neighborhood. Buying a New Construction Home is always exciting because everything is well....NEW! Enjoy your search, but there are a few things that a New Construction Home Buyer should beware of!
During the last housing boom a new type of housing known as "Production Built Homes" made a huge presence in the market place, and with the housing market recovery taking place their comeback is once again on the rise. These New Construction Homes are often chosen because of their ability to offer a lot of space for a reasonably low price. Another perk to the Production Built Homes is that they can build them rather systematically and quickly allowing multiple New Construction Home Buyers the opportunity to buy homes rather quickly. Additionally they typically offer great neighborhood amenities such as community pools, tennis courts, playgrounds, etc for their home residents to enjoy.
You may be thinking this is all sounds great, what's to beware of? Well in a nutshell, it's the sales process! Often Production Builder Companies hire "SALES PERSONS" trained by their company and working directly for them to sit in their sales center and sell their homes to prospective Home Buyers that drop by. Notice the term SALES PERSON; not a licensed Realtor or Real Estate Professional who has taken the State Licensed course covering Real Estate Law, Received a license to sell Real Estate in their perspective state or is responsible for constant Continuing Ed to ensure their knowledge, ethics and professionalism is up to a high standard in order to represent their client's best interests. You may say oh I don't need a Realtor, a sales person is fine--they know the homes, materials and amenities and that's good enough. Well I would equate this to seeing a Medical Technician to treat your heart attack assuming they know the ins and outs of the hospital, know how to put you in a bed, check your vitals and can explain what will be done to you as you go through the process. Sound good? Probably not, you would want to see the doctor. When you are making one the largest investments of your life you need a Professional guiding your steps! The cost is the same, Realtors are NOT paid a commission by the buyers they are paid by the sellers and for a New Construction Home Buyer's home they are paid by the builder. Of course these companies don't tell you that when you walk into a sales center. Most of the time buyers assume they must use the company's sales person. So beware, if you want to buy a New Construction Home, bring your Realtor in with you. Make sure you have someone on your side to represent you, explain the contract to you, and ensure that you are getting the best deal and not being taken advantage of by a large corporate Production Building Company. Remember the SALES PERSON is basically required to have a high school degree, a smiling face and above all they are required to work FOR the company's best interests and not YOURS!
