Contract signed

Thursday (03/31/16) I received a signed contract. I mailed to her for 2 months before she called. I have an inspection scheduled for next Saturday (04/04/16). I'm so excited. When I first got the email message from my answering service I knew it was the one. I can't wait until June 1. My next steps are to open escrow and get the ball rolling for financing. 

I got 3 calls this week. 2 are from absentee and 1 is from eviction. I looked at 2 houses today, but not the condo from evictions. One of the owners died years ago without a will. When I went to the house, there was a family living there. They claimed that their mom bought the house from a guy who went downtown and paid the back taxes. There was no mention of an auction. I checked online and there is no record of title for the new owners. I will call Monday to see who owns the house. 

The other house is a 2/1/1 about 900sq ft. The condition is not terrible, but it does need work. The problem is there are window units. Two things I hate are conversions and window units. The neighborhood cant justify me adding duct work and and HVAC. Plus if I did that I would have to upgrade the electrical. I couldn't find the panel box, but I'm assuming it wouldn't be able to handle the HVAC load. There's old heaters that might not even work. I need options for heating.

I didn't look at the condo because I saw the neighborhood online and the numbers don't seem impressive. I'll pass. 

Eviction list is officially scraped since I ordered 2,000 in state absentee owners.

I called 2 sellers back from 2 weeks ago with my offer. Neither answered so I left a message.

I haven't mailed off my in state absentee list yet. That will be sent next week because each week I add a few names to my code violations, taxes, and probate list. The cost of the postcards are cheaper if I have at least 1,000 names so I usually wait to send those new names with my absentee list. I won't have to wait anymore since I'll be mailing at least 1,000 a week.

I paid for off site SEO. The guy said results won't show until 2-3 months.
