Credit agency

This week I found out I had a 60 day late on my credit report. My mortgage was sold, buy my auto pay did not transfer. My mortgage had not been paid in 4 months. I'm currently disputing this because it could jeopardize my chances of getting permanent financing for my upcoming buy and hold.

I sent out 1,094 postcards and received 3 calls this week. 1 was a take me off of your list and 2 were from in state absentee. 1 was a tire kicker; he wanted to know what I would offer. I will call him back Monday or Tuesday. I gave the other guy an offer and said he would talk it over with his wife. I followed up 2 days later, but did not get in touch with him.

I am going to stop marketing to preforeclosures because the cash out of pocket to bring the loan current is more than I'm willing to pay. I would rather get a temporary to permanent loan and pay less. Whenever I have more cash flow coming in from my future houses, I might start again.

I finally finished my business cards. They were from Fiverr. All I had to do was add the contact information. I will order them soon. I have 2 kinds: 1 is a professional one and the other is a I buy houses type card. I still want to get some I buy houses ink pens to leave at restaurants. 

I followed up with the probate house I lost to another buyer. She said they are still scheduled to close on May 13th. I will follow up on the 13th.

879 postcards are going out Thursday. I seem to average 3-4 calls a week. It's still bad but steady. In 2 more months, I will need to scrub my list. Most likely I will get someone on Fiverr to do it.
