Texas sized rehab

I am wrapping up a large rehab on a home and ranch in Greenville, TX.    What do I mean by large?  This house is 6992 square feet on a 51 acre ranch. The home was built in 2003 but never completed, so I bought it, and finished it.  We just got it listed on Friday for $488,000.00. 

I also plan to offer the house on 10 acres as well as a rental option.

  1. Tod, there is a sub listing with the house on 10 acres for $389K. Yes, if I sold the 6992 square foot house on 10 acres, I'd pay off the loan, and have the 41 acres free and clear. Land banking!


  2. If you also offer as 10 acre tract, do you have a separate listing? Would this leave the remaining 41 acres free and clear for you?

    1. A great thing about Texas is that you can but a ranch for the price of a house in Seattle ; )
