Location! Location! Location!
We all have heard this saying a million times especially when purchasing a home-but how important is it really?
Here are some tips on finding the right location when purchasing a home:
1. Consider your style-Do you like the hustle and bustle of downtown? Or are you more family oriented and prefer the suburbs? Your lifestyle and how your future home fits into that should be the main consideration in your decision to purchase a home.
2. Consider Commute-Ask yourself while out looking at homes, how long will I have to commute? You don’t want an overly long commute-so consider this into the location factor. Even if you think you found the home of your dreams but your commute will be an hour long you may want to think again and try looking at a few homes closer to your job.
3. If you are looking in the suburbs there a few things you need to be aware of. If you have children-consider living in an area with a cul-de-sac. This provides more safety from street traffic and an area for your children to play and ride bikes where you can see them.
4. Research School Districts-If you have children, it’s a good idea to check out the school districts in the area and find the district which you feel will be best suited for your children. Use the internet to research the schools and find out what the scores, policies and curriculums are like. Once you find the school district you like then start looking at homes in that district.
5. Home Owner Associations-Make sure you research the HOA rules and regulations prior to moving into a neighborhood with an HOA. Although, HOA’s are setup to benefit homeowners, there may be some things in the rules and regulations that don’t fit into your lifestyle. Some neighborhoods don’t allow dogs or cats, or those pink flamingos you wanted to stick in your yard. So make sure you have an understanding of what is required prior to purchasing.
6. Will you want to Re-Sell? Ask yourself this question when considering purchasing a home. You want to make sure that the re-sale value won’t decrease dramatically in the next few years. This can have a lot to do with the location of the home you are considering. Don’t purchase the most expensive home in the neighborhood, or the only ranch style home in a neighborhood of 2 stories. Make sure the home you are considering is comparable to the other homes in the area.
