Landlord problems

We rented to a guy for 10 years. His daughter moved in but he left stuff in the basement and garage and pays part of her rent to keep it there.He is not on the monh-to-month lease. We want to finish the basement and move in our disabled son. She is OK with this but he wont move his stuff until the fall. We gave them till the end of July.What are our rights?
