Great Opportunity – Thank You BiggerPockets

I’m closing in 2 weeks on a great piece of property in South West Austin and I just wanted to say “Thank You” Bigger Pockets. 2 years ago I had the opportunity to grab coffee with Jason Grote. I think we spent about 2 hours at Starbucks talking real estate and online marketing. Over the next 2 years we started working together on marketing, wholesaling, and rental opportunities.

It turned into a great partnership. I handle the online marketing and Jason guides me through the purchasing process. On the Bigger Pockets forum I've seen a lot of people looking for mentors or asking questions about how to get a seasoned investor to help them. I've found the best way to get an investors attention is by generating real deals and partnering with them.

Most investors don’t have a lot of time and newbies have plenty of time to source opportunity. Use your time to your advantage. Create opportunities through marketing via direct mail or online advertising. Don’t get discouraged if you don’t get a deal in the first 30 days. You need at least 6 months of marketing before you turn your back on it.

Jason and I did our first deal last year when we partnered on a small 3 bed, 1 bath house just north of Austin. Jason didn't want to do the deal but I talked him into it. About 90 days later we had multiple offers and sold the property to an investor looking for a rental property that cash flowed.

It's 6 months later and I’m closing on my second property thanks to Jason and Bigger Pockets. It needs a little work and I’m planning on moving into because the location is incredible and the backyard is so unique that the house should appreciate nicely over the next 5 to 10 years.

Most people would be content with the opportunities in Austin but I've expanded my partnerships to include the Nashville area (www.thepatrickgracegroup.com) and the Seattle area (www.vinebuyshomes.com).
