Waiting for the right tenant

 The first time we posted our beautiful 2 bedroom for rent we were so anxious. We thought by keeping the price high, we would be able to pick from qualified applicants that can afford such a steep price. 


Boy were we wrong!


After receiving many applicants with credit problems and various employment issues, reluctantly we decided to reduce the payment and hopefully that would produce better results.


So one by one, we received dozens of applicants, still none met our very reasonable standards. Until we got a phone call from a woman in Indiana. We are in California. She said she saw our ad and was moving to California in the middle of September, her husband was in Afghanistan and he would be stationed out here.


We decided to give them a shot and using Smartmove, we emailed them the background check. We got their response in about an hour. Wow! They are qualified!


I know for some reading this, you're probably thinking big deal. But let me tell you, it truly is.


We almost settled for a less qualified applicant, just to keep the place rented, but we waited. We bring in enough to cover the mortgage so we decided to wait for this highly qualified couple. They moved in this week, with cashiers checks for the first month and the security deposit. 


I just wanted to share this and maybe if one of you are trying to rent out a unit. Our suggestion is don't settle. Don't rush it. We've read so many horror stories on BP that we didn't want to become another one. Lol.

Just bite the bullet, don't compromise your standards, and may all of you have a great lease!
