Fundamentals

Vince Lombardi is famous for starting each football season by holding a football up and saying, “This is a football”. Some of the players would chuckle, but they would get the point. Unless they understood the fundamentals, they were unable to have sustained success. The same is true in the housing market. Instead of a football, smart people are saying, “This is unemployment”. Until unemployment goes down, the housing market cannot truly recover.

Notice that about half of home sales are cash. Investors are propping up the market right now. Naturally, this won’t continue at this pace indefinitely.
